Greenwich has some of the finest period housing in south-east London: Georgian and Victorian terraces around the town centre and West Greenwich, and substantial older homes in Blackheath. Much of it sits within conservation areas, and some properties are listed. This matters for your EPC in two ways.
First, older solid-wall construction, single glazing and original features tend to produce lower ratings than modern homes — that's normal and expected, and I assess these properties fairly rather than penalising character features that can't reasonably be changed. Second, the improvement recommendations on the certificate need to be read with the property's constraints in mind: listed buildings and conservation areas restrict what you can alter externally. I'm happy to talk through which recommendations are realistic for your particular home.
It's not all period stock. The Greenwich Peninsula and Kidbrooke Village are dense with new-build apartments, and Woolwich has seen major development around the Elizabeth line station and the Royal Arsenal. These generally assess quickly and score well, and I'm used to coordinating access through building concierges.
