EPCs and landlord licensing in Newham

A large share of my Newham work comes from landlords. Newham operates licensing schemes for private landlords, and getting your paperwork in order for a licence application or renewal is the point at which many landlords discover their EPC has expired — certificates last ten years, and plenty issued during the last boom in buy-to-let purchases are now lapsing. I can carry out the assessment and lodge the new certificate quickly so your application isn't held up.

Remember that a valid EPC is also legally required before marketing any property for rent or sale, and rented homes must meet the minimum energy efficiency standard — currently an EPC rating of E, though the government plans to raise this to a rating of C by 1st October 2030. If your property's rating is borderline, I can talk you through the recommendations on the certificate and which improvements tend to lift the rating most cost-effectively.

A Selective Licence costs £750, for up to 5 years. However, discounts are available: a Licence Holder who is a certified member of a landlord accreditation organisation and has a warmer-home rated EPC of A+, A, B or C could see the online application fee reduced to £650 for the licence.

Newham gives me the full range: brand-new apartment blocks around Stratford and the Olympic Park, Edwardian and Victorian terraces in East Ham, Forest Gate and Manor Park, 1930s houses in Manor Park's quieter streets, and newer riverside developments at Royal Wharf and the docks.
